John,

Miami is knee-deep in investors, and every day it becomes more difficult to find a place in a decent neighborhood that will get a good return. I think the best strategy at the moment is to focus on the older 2 bedroom, 1 bath properties. Rent them for a year or two, and work with a builder on plans to add an extra bath and bedroom. Then resell or continue to rent as a 3/2.

There are many properties on the market, it all depends if you are seeking short term (2 years) or mid long term rental investment (2-5-10 years).

Hello John, there are properties you can acquire within your budget, newer buildings...not in Downtown or the Beaches. I specialize in REO properties, just placed 2 listings under contract, 1221 SW 122th Ave (list price $89,900 2/2) and 860 SW 129th Ave (list price $109,900 2/2). There are many different properties offering various returns - but most are 10+ years old in the 100k and under price range. If decent area means low crime rate - we are obligated to refer you to crime rate statistics' web sites - f.e. Movoto.com.
