As you are probably finding, it will be very difficult to finds homes not listed on MLS. Looking at FSBO websites is your best option. Some FSBO's may pay to get their property listed on MLS so that will offer more exposure. Many FSBO's tend to be over priced though.

I am not really sure that a bank would ever approve a Short Sale that is not listed with a Real Estate Agent. The bank is typically going to require marketing exposure for the property prior to agreeing to take a loss on it.

Searching for homes not on the MLS. ceplunkett2000? The Internet is your friend as there are many websites devoted to non-traditionally marketed, real property listings. It will be difficult IMHO, however, to find Short Sales outside the MLS. These homes generally need to be advertised thoroughly to as many Buyers as possible to obtain a Binding Agreement with the Seller so that the Lender can start their machinations.
