I am looking at purchasing a property near Disney in Central Florida to use as a rental property.

We would want to do short-term rentals, and have 30 years of construction experience, so any level of construction required is not an issue. Do you have any recommendations?

Hi Scott,

Do start with my popular blog on vacation condos.

The point about approaching short term rental as a business applies equally to single family pool homes, although at least with those you can still make a profit as a passive investment.

In terms of recommendations, Windsor Hills is hard to beat if you are looking to make serious money. There are other good choices, but start with that one.

I not only work in this area, I happen to also live in a resort community near Disney. I am also a property manager in addition to being a realtor.

All zoning for short term rentals are contained within Osceola, Polk and Lake Counties but be wary, not all communities allow short term housing.

Hi Scott,
I would recommend you work with an experienced agent who has expertise in short term rentals. There are many important factors to consider that an inexperienced agent may not be aware of.

The neighborhoods must be zoned for short term. Not all neighborhoods allow it. Most are in Kissimmee but there are many in Davenport and some in Clermont also. Some are also more favorable with guests than others. As a former owner and manager of short term rentals I would be happy to help you. I have sold dozens of short term rental houses and condos near Disney. I have personally owned and operated 4 single family vacation homes near Disney myself. So I have experience in advertising, licensing, insuring, booking, furnishing, and many other need to know items.

Hello Scott:

Short term rentals are one of the main areas of my expertise. I have been involved with transactions in virtually all of the resort communities. To use the home as a short term rental property I would suggest consideration Davenport as well as Kissimmee's 34747 zip code (not all of the 34747 is zoned for short term rental though). I would also suggest to defiantly consider having a pool because vacationers love to have a pool and it will help you to gather more customers.
