How to find an investment property with leaseholder?

I'm looking in to buying an investment property, however mortgage won't be approve unless I have a signed lease contract ( including secure deposit rent) on the property before the escrow closes. How can i buy a property with leaseholdes or rent it out fast? Any advise on how to make it work? Thanks!

There are lots of them out there for sale with tenants in place. Just let your Realtor know, you want an investment with tenants.
Most owners of investment property would like to keep the tenants in place, in order to protect their investment. You do have some risk when buying a property like this. Obviously the owners do not want the tenants disturbed, which means you are buying sight unseen and using the financial information. owner information, and exterior views to buy.

There are many properties that have tenants in the properties already ,talk to a couple of friends to get advise of a good agent ,then talk to a couple & see who you feel comfortable working with ,good luck !

You can look for a property that is for sale and already has tenants living there or you can work with a realtor, like me who is already in touch with people interested in renting to show them the property and find someone willing to rent it, sign the lease and pay the deposit.
