Are investors in Sacramento more interested in non-rehabbed vacant properties, rehabbed vacant properties or rehabbed occupied properties?

I will so appreciate any feedback I can get. I am trying to do some informed research and want to know what kind of properties the investors are buying. Thanks in advance.

Your answer is all of the above.

However, you left out: Non-rehabbed occupied properties.

So you know what? That is now a larger portion of the small inventory of listed homes. Since this category typically is difficult to see, in poor condition, and unappealing to owner occupy buyers, I think this is where some of the few remaining investor opportunities are.

Most are buying light rehab properties. Flooring and paint and light repairs.

I concur with Patrick and Tina with an exception that I've had folks from out of the area that have also rehabbed a place for a long term hold.

It just depends on the Investor but if they are up to speed on the market, most of us have vendors we use that can assist an investor in fixing a place up for a lot less than what folks might think.

I've had buyers of both types buy property here. Local investors who want it fixed up and with a tenant in and out of area investors who don't mind fixing up a place because they've done it before.

Like I said... it just depends on the individual investor and their comfort level.

Mainly depends on their skills, or association with those who have
constructoin skills. We have investors who are looking for turnkey
properties because they are at a distance, or don't do Home Depot---
they have always called somebody to fix things. And then there are
those who make their money rehabbing----of course most of those
are local.
Turnkey buyers would love to buy w/a tenant in place as that is one
less thing to worry about, but there just aren't many rehabbed
properties that have had a tenant intalled as the flippers fix-n-flip
as quick as possible and sometimes tenants detract from the
marketing.
