You are being unfair to yourself to think you can write a quick question and get your answer. I tell everyone that the process is a two-step one. First interview a few agents until you find one who is knowledgeable and experienced in the area, and with whom you feel comfortable talking. And then secondly, be prepared and set aside the time to talk to that agent about your questions and desires. Short-cuts you take now may leave you with problems later. Then with a clear vision and with everyone on the same page, go find your new home.

I have no idea the agreement, real or implied, you have with the Realtor with whom you have been working. Absent that, you have the right to by a house with no Realtor involved. I will be happy to review your situation with you if you'd like to call me.
