Good morning, Bill:
There are currently 126 homes listed for sale in Indian Land that are in a community with a pool (they are in alphabetical order by street name in below link). If the home you were wondering about is not on the list, I can research if you provide an address through our profile. If you have a full time agent with a Masters degree in Planning with Finance and over two decades of experience, working for you, you will likely do better in negotiations. I'd be pleased to provide that service. If you appreciate this answer, please give it a thumbs up, or if this was the most helpful answer, please say thanks with a best answer click. ... more

Mainly price and market it well. Indian Land has some of the lowest property taxes in the entire region. Gotta be below the deals in Legacy Park, which has stronger amenities. Hnjsnana,
Your best bet is to contact a local Realtor the specializes in that area & commercial land. The can do a Market Analysis for you. That will give you the most information if its time to sell.

Hi Robert, First of all I am commenting without seeing your property or knowing your area but I agree with what everyone else is saying 4 years is a long time. I have run into this with some potential sellers that they don't want to pay the agents commission but....we have many sources that a FSBO might not have. We have access to other agents to push our listings. Locally (Virginia) we have a great company that will send out e-blast to 5,000+ agents about our listings and Open Houses. I have a good deal of success from this advertising. Yes, you have access to certain websites to advertise but we have access to many more to get your home noticed.

Plus agents are required to take courses on the most recent real estate laws and regulations for the state which if you don't have that knowledge you can have problems. Selling yourself can work and I know some people prefer it but you should at least talk with a couple of agents to see what they can do for you. If nothing else they should be able to give you a "Comparable Analysis" so you can see how you are priced compared with others in your area.

I hope this helps! Good Luck!

Ron Rovtar answered:
Hi pennyroberts1:

In public records we often see cases where homeowners essentially sell themselves their own home for a nominal fee. Sometimes they remove a spouse from joint ownership or add a spouse to own the home jointly. Sometimes they sell it to a trust that they control. Sometimes they just correct a misspelled name or some other inaccuracy in the public record. In other cases, it looks as if the new owner is exactly the same as the old one, which may be a legal maneuver, or an accounting maneuver. But I am not an attorney or tax adviser so I cannot tell you why a person does this in any particular case.

Best,
Ron

Best,
Ron

I think Shanna meant the comptroller, but no matter since your question is regarding land in India.
I am afraid most on here, including me, have no clue about Real Estate in India, but I would say call the local government offices and start there. If you mean Indian land in the US, as in Native Americans, perhaps the Department of Indian Affairs in DC might be helpful.
Good luck!

sara rich answered:
Dear Dan,

The answer to your question depends alot on the location. I know that the "Location, Location, Location" as being the 3 most important things in real estate is used as a joke, but it really is true. What type of neighborhood are you in and where is it located. What are other houses of the same size as your current house selling for in you neighborhood? How much are houses with the square footage that your house will be after the addition selling for? These are 2 major questions.

Before this market slow down, how was your neighborhood appreciating?

Do you plan to sell the house immediately or do you plan on enjoying the space for a while first? All of these questions need to be researched before an informed answer can be given. If you will let me know what subdivision or area the house is in, I'll see what I can find out.

Let me know how I can be of service to you.
