Maureen, great question regarding an energy tax credit with the installation of asphalt shingles. Have you asked someone at your local city hall? Typically they can give you the most up-to-date/current answers regarding tax credits. Were you planning on doing the re-roof yourself? We just bought a house a few months ago, my brother & I were planning on re-roofing it ourselves. We were thinking about renting a scissor lift to get the shingles up on our roof easy. I agree...getting thoroughly pre-qualified is hugely important. And, if you looking at leasing prior to buying your new home, there are a couple of things to be aware of:

1. make sure your lease agreement has clear and concise language regarding your option to buy

2. many of the "townhomes" listed on MLS are, in fact, condos. They may look like townhomes, but are legally condos. This can make a huge difference when it comes time to buy (and sell).
