True, true, true--Chip is right on the money. The way to get the most accurate listing info is to allign yourself w/ a good agent and work with them as a team. The best & hottest deals are being snapped up within a couple of days of hitting the market via the Realtor MLS (multi-list system). Get yourself in a working relationship with a good agent who can set you up to get automatic daily email updates for new listings and price reductions within your area/criteria. If you are relying on public access sites for the freshest info, you are setting yourself up for a big dissapointment. Sorry Trulia! You're great for tons of other stuff. ;) ... more

Any Real Estate agent can search the sold activity in the area you need. I would be happy to help.

Your refinance appraisal is very likely being negatively impacted by the large number of foreclosures and short sales that have occurred during the past year. An appraiser is limited to considering only homes sold within the past 90 days.

Good luck to you...hopefully, you will be able to bring to light other comparables in order to dispute what the appraiser has discovered.
