I looked at all 3 questions you have posted. With bad credit, according to you, finding someone wiling to work with you and give you terms is not to be taken lightly. This could be a gift, depending on the house and your capacity to meet the terms.
If your credit can improve you can always refinance this debt and replace this loan with another. They the deed would have a lien on it.
The devil is always in the details, so have any agreement you make reviewed by an attorney to ensure it means what you hope it does. Sometimes our best intentions don't come out as clear as we hope they would. The attorney review, or having an attorney create the documents can be well worth it. Best of luck.
