You need to work with an area REaltor, your personal buyers agent, representing you and protecting your interests and this way you will have one single resource for all your concerns and all your questions. Read on it may explain it a little better...

Why are you asking US here? And here is my reason for my question to YOU.... if and when you are
interested in buying a property whether condo townhouse or single fam. home, you should, or better yet MUST work with a buyers agent, a Realtor who has a representation agreement with you, you commit to the Realtor and the Realtor commits to YOU, at usually no charge to YOU as Buyers Agents are paid at the closing table by the Sellers side, if the property is listed with a brokerage on the Multiple Listing Service of the area. That way not only will you have one resource, one agent to talk
to and contact, that agent not only finds the right properties for your needs and pocket book but will
also educate you about the market, make appointments and accompany all showings, write your
offer and who will submit to you comparable properties that have recent sold so that you know for sure if the price you are offering on a property is a fair market value or not, the agent will negotiate on your behalf and in your very BEST interest the price and terms of the contract, and follow up along the way with all the various details necessary to lead to a successful closing.

Do not do this on your own!!! If you need a Buyers Agent Recommendation for your Area let me know, I gladly forward some good buyers agents to you for consideration.

A home does not "cost" something but it is worth something based on variables.

For instance, a 2,500 sq. ft. home on a canal in The Landings, north of Commercial Blvd and east of Bayview Dr., is worth considerably more than a same 2,500 sq. ft. house on a canal in The Landings but west of Bayview Dr. The difference is that east of Bayview Dr. the canals have no fixed-bridges and those homes are at closer proximity to the Intracoastal, therefore, one can have extra large vessels (especially in heights but as long as the vessel fits within the property's linear length).

The same principle applies to same homes west of US1 but they will be even much less than those east of US1 because they are farther away from the Intracoastal and will have more than one fixed-bridges to go through before getting to the Intracoastal. Plus, depending on the size of a boat, one must sail in and out depending on the tides.

However, other variables that affect values between similar homes in similar areas are upgrades and/or renovations, distance to the Intracoastal, age of the house, number of garages, number of bedrooms, etc.

Homes on canals east of Bayview Dr. (which have no fixed-bridges and are west of the Intracoastal) and homes that are sitting on canals east of the Intracoastal (like Bermuda Riviera), those homes can start from about $800K and up to millions.

But Dude, if Bermuda Riviera is your neighborhood, you should already know all of this.
