Why is the HOA for Centrua park townhomes double that of the single family homes?

There are many reasons for monthly association fees to vary widely.

Usually, the total number of units and the square footage of each is formulated by dividing the total budget expenses and the ICE; Interest In Common Elements. Fewer units to pay the total expenses- will result in a higher monthly or quarterly fee.

It important to know exactly what is included or excluded from this fee- whether it be a condo association or homeowner association.

As Angela has itemized; Rec Facilities, Landscaping, Roof Repairs, Reserves, Pool Maintenance, Parking, Water/Sewer, Security, etc. These and other fees will result in higher or lower fees.

The payment is $372/month. The reason it is higher than the single family homes is because you are getting a lot more from the association. This payment includes all the amenities of the community, maintenance of the common areas, the exterior of the building, insurance, lawn and landscaping, parking, cable TV, the roof, servicing of the pool, trash removal, services of an onsite manager and the recreation facilities.

Usually the association fee is higher in a townhome versus a single family home because the insurance is included in the fee. Also many times the association is responsible for the roof, sometimes mowing the lawn, painting the exterior of the buildings every so many years, paving the driveway, etc. etc. In a single family home you would be responsible for all these items, hence the lower fee.

it is a tough call. i have seen single family HOA's as steep. it just really depends. If the HOA includes insurance on the townhome, that could be part of the expense, especially if it is in a flood zone.
