I have had the pleasure of working with a few clients that in the Nokomis area. The majority seem to be young single (20's and 30's) professionals or young married couples. The closer you are to the lake or the creek on the north side, the more expensive the houses are and the better the resale is in general.
There are parts of the area (generally south) that get quite a bit of airplane noise from the international airport so this is something that you will want to pay attention to. If you are considering an area affected by the noise be sure to ask if the houses you are looking at had the MAC improvements. For a time the Metropolitan Airports Commission (MAC) paid to update homeowners windows, insulation and air conditioning systems in order to cut down on the noise in certain areas. The program was ended and not all houses received the improvements in time so there are some houses that have them and some that don't. Those that do have them should be worth more because of the improvements that were made.

Finally I have included a link to the Department of Corrections webpage identifying sexual offender residences. While it isn't a fun topic you can use this information to determine if there are areas of the neighborhood that you would like to avoid becuase a registered sex offender lives there.
