Hi W Chat...My name is Debbie Fugazy and I am the Director of Sales at The Knickerbocker Lofts, 52 Webster Ave. I am Associate Broker at Houlihan Lawrence in the New Rochelle office. The prices range from $339,000 (#4) to $575,000 (#43-The Tower loft). Lofts are usually wide open spaces and not divided into bedrooms but we can build walls dividing space to easily create 1 or 2 bedrooms. I would look for a loft at least in the 900 sq ft range for that. We are well over half sold thus control of the building is with the Condo owners. There is a Board which helps address issues and makes living at The Knick as great as possible. We are a condo -not a cooperative so there is no Board approval to purchase here. Our dog restictions have tightened up; the weight limit is 60 pounds and with a Board "interview". We are zoned Residential as Live/Work space and we are open to ALL Buyers. The Media Lofts next door is zoned Commercial and is restricted to Artists only. The sponsor owned lofts remaining for sale are #1,3,4,5(5-not yet listed but coming on the market) 11,15 (15 contracts are out) 16 (may not be available soon), 29, 42 and 43 (The Tower- w five levels into the top of the Tower! the top two floors of this loft are bonus square feet -"storage"). There are some resales in The Knick, #13,19,27 and 36. We are FHA, VA, SONYMA...approved and still just 3 1/2% down on an FHA mortgage to purchase. 6 of the remaining sponsor owned lofts are slated for renovation to begin in the next couple weeks and the prices will go up accordingly. The list prices now on the sponsor owned lofts are for unrenovated space. Our common charges are very modest and our taxes are LOW-relatively speaking for Westchester property. So there are no Board requirements ...just a visit with your dog. Our prices are holding steady and as mentioned above-will actually go up with renovations. I am speaking for the sponsor owned lofts when I say that. Some of our remaining lofts have outdoor space...all lofts come with an assigned parking space deeded to the loft. Renting is allowed at The Knick but the remaining lofts we have for sale are not for rent. I am available for showings and tours by appointment.
