that are professionals, renters that are mostly med students and doctors employeed at the UC Davis Medical Center. For all practical purposes, this neighborhood is exactly like East Sacramento's Elmhurst neighborhood. Home values in the Med Center area have ZERO relationship with Oak Park property values and only share the same zip code.

Thanks for the local info. I have shown houses in that area and there are some great properties there, popular with investors due to steady flow of med students.

Don't buy the hype! look at Crime mappers website for the real truth! I have lived in River Park and Land park for years and North Oak Park, Curtis Park post office. Most of the people here are not renters maybe 20% and they are McGeorge students, Med center is more medical.
The aras as safe as any area in Sacramento if you can put down the cliches and just look at the stats

Much more crime in the "better" areas!

Why is the property tax at 3342 San Carlos Way so much higher than other properties in the vicinity?

Agents and consumers in the Sacramento region have gotten very used to searching by zip code. This trend began twenty years and has become entrenched with internet surfing.. Having a listing in the higher priced niche of a low priced zip code, you know you are going to lose a lot of search hits by searchers that should be viewing your listing. If you wish to get your message out, you may want to re-post this as a Trulia Blog.
