OK, as a Home Inspector, I really do not know about market pricing. So, in New Jersey, Fort Lee, I want to check about prices for Co-Op for sale.

Yes, that awful word nobody likes, Co-Op. Anyway, I find so many Condo sales posted, but nothing with Co-Op. Is there an issue that prevents public records from posting these sales, and instead they are SHARES. Please, I just want to sell this Co-Op and will do just about anything, including walking and talking like a penguin. Also, any R/E brokers have buyers, let me know. I am not afraid of you. We can talk.

I am an active realtor and most of my sales for the past two years have been co-ops. Actually today I am having an open house at 555 North Avenue in Fort Lee. This is a luxury highrise full serivce co-op building. I would be more than happy to meet you there (open house is 1 - 4) or you can call me at 201-394-1610. I am a realtor that currently lives in a co-op building in Fort Lee and I have four listings in my building (Mediterranean Towers West) I recently sold 3 two bedroom units and a few months ago sold a 3 bedroom. If you would like a CMA on your unit let me know.

The issue is a person purchases shares in a corporation, no deed gets recorded with the county for each apartment. Property taxes are included in the co-op maintenance fees, Therefore, there is no public information recorded for these properties such as ownership or tax records. An agent can check recently sold MLS listings and help you determinte an asking price for your property. Want assistance, just ask! Hi there, I appreciate how you worded your question! Co-ops are posted, both active and sold, in NJMLS, and I would be happy to do a market analysis of your co-op whenever it's convenient.
