Hi Penny,

I would recommend contacting the listing agent directly and if you are comfortable negotiating with them directly. The listing agent has the most insight and the best relationship with the seller, so because the seller will not be paying a commission fee to a buyers agent, that could potentially save you a few thousand dollars. The best way to approach a cash offer is to determine how much you think the home is worth in the current market. Then through through research learn how fast the homes are selling in the neighborhood and for what percentage of the asking price. You will have some leverage in a cash offer in that you can close quicker and there will be now loan contingencies. You can eliminate a lot of the other contingencies and get a preliminary inspection to make the offer as clean as possible. In this market you still can't afford to 'lowball' a seller. Find out what closing time frame works best for the seller and be as cooperative as possible.

The way to get the best deal with a cash offer is this.

1. Offer the seller a very quick close because only someone with cash can close in just a couple week. (You can use this in negotiation later if the seller says they don't want to close quickly)

2. Give a large earnest money deposit to show seller you are serious and do have the cash available quickly.

3. Don't put a lot of deadlines in the contract. This makes it cleaner and a sure close to the seller. Don't put in dates like appraisal deadline, and any of the other loan type deadlines. Use the Inspection deadline to do whatever you need to do and make the inspection deadline with in about 10 days. The sooner the better. If you have a good agent you already know what the value of the property is so you don't need an appraisal.

4. Be willing to make a low offer and have an agent who knows how to negotiate.

5. If possible you should be willing to walk away from the home and go after another one if its not a good enough deal.

First I would suggest you work with a REALTOR as they can help you negotiate your offer on the property you are interested in. If you are working with a REALTOR they should provide you a CMA (comprehensive Market Analysis) of the home to identify recent sales, current listing and pending sales in the neighborhood. Their CMA should also tell you other market trends in the neighborhood and in metro Denver. Since you are making a cash offer it will put you in a very strong negotiating position.

If you have a buyer's agent, they will determine the market value of the home and do the research necessary to help justify your offer. Much of this depends on the seller's motivation as well which the agent may be able to acertain through conversation with the listing agent. I think that would be your best strategy. My recommendation is to be working with a Buyer's Agent who will research & prepare market data on the neighborhood and the house, justifying to the Seller the best price for you. Then, come in just a little low on that and see if the Seller will accept it . They just might....
