As mentioned before, that agent's fees are paid by the seller. The agent whose sign is one the yard represents the seller and should negotiated on behalf of the seller - so protect yourself with a buyer's agent.
Thanks for asking.

Any REALTOR can help you to purchase a property. Since the Seller's agent pays your REALTOR's fee, there is no benefit to you to call the Listing Agent (the person whose name is on the sign or advertisement). Get your own agent who will represent YOUR interests and not those of the Seller.

Have an awesome day!
If you let me know the address I can certainly tell you who owns it.
What is better is if you have a Realtor who represents YOUR interests get in touch with the seller or their agent. Having your OWN agent means someone is looking out for you. The only way you know an agent is working on your behalf is if you sign a buyers representation agreement with them. In Texas, by law, all agents represent the SELLER's interests unless you have signed with your own agent.
Call me if you'd like to talk about this. In any case, find a Realtor who you feel comfortable with to help you with your home search, and best of luck!
