A mobile home is a great place to live, if the park is right -- don't let some random lender imply they are not as nice as a house! A mobile home definitely costs far less to maintain, and insure than a house; and an older mobilehome is tagged like an automobile! My mobilehome tags cost $100 per year! Consider that in a regular house you will pay 1.25% property taxes yearly which in this area end up costing enough to cover much of your space rent!
Sandpiper MH Park in Carpinteria (93013) space rent varies depending upon the size of the lot, from $650-$800 a month is routine. Currently the rents are capped at $850 max. Considering that to rent a one room studio apartment in this same area costs about $1300 per month, and renting a house in this area is in the league of $2500+ a month, that is a good value considering the safety and amenities of a park that this nice. Sandpiper has tennis courts, a huge heated, well maintained pool and jacuzzi, a gym, dog park, etc!

We need more speciic information, however, if it's manufactured home park/community you really need to start with the park manager. You will have to fill out an application and be approved by them before you even make an offer on a manufactured home in a rental park. But you should also make sure you have the home inspected by an experiened manufactured home inspector and not just any home inspector.

Make sure the home is level and that the pier and pad assemblies are in good shape. Also make sure the vapor barrier and insulation are in tact and not ripped or lying on the ground. Also make sure the home has an approved set of Earthquake Resistant Bracing under it as that area is in a Zone 4 seismic area.
