How does the neighbor hood look and is there a high amount of crime in this specific area. Are there gangs? Are there drugs being sold?

Go to your local library and ask for their "Criss Cross" directory. You should be able to find the neighborhood in there you are interested in.

If there is a solid black dot by a lot of people's names in the neighborhood you are interested in - this is a good sign. This means that the home is owner occupied.

If there is no black dot by the name, that means the person who owns the home doesn't live in it and it is a rental property, aka "tenant occupied."

A "good" neighborhood usually has a good ratio of owner occupants versus tenant occupants. Of course, crime statistics would help as well. But most of the time, if an area is heavily saturated with tenants, crime is sure to follow.

in addition to checkign out the links, just go drive around in the late afternoon and on saturday mornings, observe the outside activity- you can pick up more from what you see first hand than stats on a website. does it look like a place where you'd talk a walk and relax or would you stay incide with the doors locked at all times....

I worked for the Okla Dept of Human Services for 30 years prior to starting Real Estate. There are areas in which I would not consider living. Check out the nearby apartment complexes. Are they kept up? Are there run down vehicles? This will give you an idea of who is close by.
If you have children, check out the sex offenders address of the county sheriff's www. You would be shocked to see who is out there.

Do your due diligence. Your Realtor can not possibly think of everything to tell you. Anyone who tells you they can is going to lie to you about other things.

You should always drive thru an area to make sure it's somewhere you would even consider living. Then start the process of finding out the other things you want to know. Realtors must be very careful of what they say about any area as we are prohibited in making certain statements or comments so you're not

Hello: As the three previous Realtor have stated, there is a site to confirm everything and also If you are working with a Realtor he or she should be able to get you that information, But where you are living or have bought your home most of the gangs and drugs are about 2 miles west of you. That area is in a good neighborhood.

Most local television stations have links to crime statistics sites. A good way to find out about a neighborhood is to drive by it at different times of the day and week. You will be able to see what the neighborhood is like. If you see residents out in their yards, you can strike up a conversation with them and ask how long they have lived in the neighborhood and if they like it. Most residents will share their thoughts.

I hope you are working with a realtor. Realtors have a wealth of information. Even though they may not be able to give you the crime information, we can help you find the home that will best suit your needs.
