Its possible. My banker needed me to use select us to remove my charge off and collections. Paying off my collections didn't help so they removed them for me.

In some cases where the seller is selling on their own and absolutely refuses to pay a buyers agent anything, the buyer will be asked to pay 3%. However I will rarely advise that a buyer I am representing do so and suggest we find a more reasonable seller, unless they absolutely have to have that place in particular.

A had one case where this happened and the Seller's did not understand many aspects of the contract and I had to repeatedly take hours of my time helping them to understand their rights and obligations....at zero cost to them. Not fair to buyer or me.
