It appears that the average rent in that area is around $750.00 per month. I looked at 3 bedroom homes in the CBH sub. They range from $700 - 950 per month but the majority are advertising about $775.00 rate per month. Are you looking to buy a home for an investment to rent? Yes very much so. Homes in the North end have been grossly overvalued for years and rents are likewise out of line there. School district also matters, with the Mountain View High School district being more in favor that the others.

If you rent in Kuna or other locations a similar distance from town the rent is probably going to be less, but you will make up the difference in gasoline costs.

I just received a reply from the Trulia Help Center and they have removed the listing and blocked the lister. They recommended I contact the FBI and included a link...(I would have thought they would be responsible for doing this!). At any rate, I hope nobody was taken in by this scam.

You need to consult an attorney with your contract in hand. Look in the fine print for your and the banks rights in default. It varys from lender to lender but it is possible that they can go to the property to verify if it is occupied and in doing so contact the tenant. I believe you can also ask for a letter of explanation regarding your payment arrangements from the bank. You could then share that with your tenant so they stop freaking out! ... more
