the number of homes available within any search segment, whether its a certain area or other-additional criteria, (size and/or zip code, price range, school district etc.) divided by the number sold in the past month in the same search segment.

ie:

Today in Folsom CA 95630 there are 5 homes available for sale that match these criteria: under $625,000, 2250 square foot minimum, 4 bed-3 ba minimum, all w/3 car garages, all w/pool on a .15 acre lot minimum.

Within the same search criteria in the last 30 days, 4 have sold, closed escrow and recorded.

So there is currently 1.25 months of inventory of these homes.

Currently we are experiencing a healthy market here in Ada County. Spring selling season is kicking off and with low inventory (homes less than $250k) it's continuing to be a sellers market. Needless to say if you're looking to purchase in this price point, it's important to act fast as much isn't sticking around for long. If you're looking at selling, we could definitely use the inventory.

I looked at your listing to see if I could determine what could be going on. The first thing I noticed was that when you page through the pictures on your listing, several are sideways, and I think one is upside down. It doesn't seem like a big deal, but buyers have become very discerning. Many buyers will choose not to look at a house in person based on the pictures they see on line. It can save time for buyers who aren't interested in looking through tons of houses. That being said, the pictures can be vital in this online environment -- customers no longer street appraise, they actually virtually appraise without ever setting foot in the house. The market is also very good right now, but only for houses that are priced right, those houses can sell within a day or two. At our agency we pay to have professional photos taken of every house, whether it will sell for $80K or $800K -- it is really important. Good Luck! ... more

In Tuscany, there are multiple phases all recorded under different names so you might get different answers to this question. Since I am not sure which one you are referencing, I looked up all 7, then excluded new homes and found 13 homes currently for sale (excluding pending sales) and 15 sales in the past 3 months.

When I narrowed it down to specifically the 4 bedrooms and 3 bathrooms only, I found four homes sold in the past 3 months (3 in Tuscany Messina Village and one in Tuscany Lakes). The average of those 4 was 36 days on market.
