Of course the best way to learn your homes current market value, is to get a comparative market analysis done. Most homes in that zip code appear to be selling from the higher 100's to mid 200's. But there are variables that can raise or lower the value of every home. Pricing your home properly is key to ensuring your house sells before it goes stale in the market (resulting in a lower sale price).

I do Broker Price Opinions for lenders contemplating foreclosure or short sales. I do HUNDREDS of them and have to comp properties all over 3 major counties. I do more of these than any regular appraiser could because they are not as complicated. Its becoming hard to value a property WITHOUT having short sales as comparables.
