Yes, we offer the FHA Back to Work program in all 50 states. I'd be happy to help you review your situation, but keep in mind a lot of documentation is needed (tax returns going back to the year prior to the financial event, etc.).

However, student loans, no matter how long they are deferred until, are included in your debt to income ratio on FHA loans. FHA changed their guidelines on 9/14/15.

I would suggest that you pick up the phone and call a local realtor to assist you. Do you need a loan or are you paying cash? If you need a loan then you can ask your realtor to refer you to a lender.

Houston is awfully big so a lot depends on where you work, but I wouldn't do it. We drive from Dallas to Galveston several times a year and that traffic from around Conroe thru downtown is a nightmare. I've seen it where you go 5 miles in 30 minutes. It seems like they are always closing lanes due to construction and I have seen them shut down four of five lanes on a very busy Saturday morning. ... more

Look in the paper, and just cause they say no pets, i have found alot of the time if you talk to them, they will give you a chance and meet you to see what kind of vibe they get from you. I have 2 GREAT DANES and i have had no problem finding a place because people can tell we are clean and our animals are well kept, just keep looking, and keep asking, if they are small you will have better luck than we have lol ... more
