I actually just did this for a property I was interested in. All you have to do is call National Grid (800) 642-4272. Ask for the Sales office. They are very friendly and they can tell you if there's service available in the neighborhood right over the phone. They won't keep pestering you with sales calls afterwards either.

Usually, once inspections are conducted, contracts are signed within the next week or two. This close time frame would prevent anyone else from swooping in.

You don't need a pre-approval but I am sure you can understand that agents and sellers would prefer you to be pre-approved so they can show you properies within means. I can provide a pre-approval for you in 1 hour if needed. We need to take a look at your income vs. your monthly expenses. I know this sounds challenging but truly its very easy. If your mortage contingency expired or your loan was denied that might entice a seller to lower the price after having a signed contract. Think of it this way, your lawyer knows you're emotionally attached to purchasing the house, what it there was a problem with asbestos uncovered, wouldn't you want the problem corrected before signing the contract? Your lawyer is looking out for your interest and will recommend having the problem fixed before contracts. ... more
