Hello. Yes, we actually own a condo in Huntington Park near Slauson Ave and Corona since 1982. There are cycles but we were very fortunate to have more security with the moving security gate so only residents and their visitors can get access. Our is a desirable property and have had just 6 tenants up to now during our 31 years of ownership.

On our street, there is not a high turn over so most of the residents are long term with a mix of renters and owner-occupy.

The presence of school and other commercial structures nearby tend to have negative effect on the resale value. But ultimately, the resale value will be dictated by buyer's preference as some will be looking for specific amenities, location, and of course schools.

Most important is that you love the house, the area and ultimately provide more benefits.

YOU hired the Realtor so YOU are the boss. Try asking him exactly WHY he doesn't want to return your deposit and demand a straight answer. Also, you do have some recourse for retracting your bid. Has the offer acceptance deadline passed? If so you can demand that your offer be withdrawn and your deposit be returned to you and if your realtor gives you a hard time go to his supervisor or even call Home Office if it's a large franchise.

You didn't attach a link to the home you want to see. Properties in Huntington Park, South Gate, Bell and Bell Gardens are very attainable. The prices are low and the interest rate is low which allows you to purchase a little more. I have a list of properties that I can send you. Those properties will give you an interest rate of 4.375% and pay all of your closing. These are great homes, in the areas you like for the price that you might see as competitive.
