Your options are limited.

1) buy something you can pay cash for.

2) find a loan shark that will charge you so much in interest that by the time you pay off an $80,000 loan ..... you will realize you could have bought a $1 million dollar mansion if you had decent credit.

3) rent an affordable place .... squirrel away money and increase your credit score ....... re-evaluate things at the end of a year.

We also have 4 kids .... it is important that we teach them smart money management. Getting a place you can afford is more important than trying to buy because you don't WANT to rent.

Whatever you do ... do not buy a trailer.

My first choice would be to repair your credit and make you a loan.

I do have some alternatives that will work for you as well.

For a free no obligation consultation please call me at 949-297-1207.

I live in Fountain Valley so I could meet with you in person if you like.

I would check with Ruoff Mortgage or Hallmark Mortgage. Depending on your situation, they offer conventional programs putting 20% down to zero down payment programs. If your credit inst the greatest, I do have a couple lenders who will go down to 580 score. It really depends on your situation and what you need. ... more

Could you give me more info please? How soon do you need the home in Huntington? Any certain school district? How much funds do you have to put down for a contract and how long a term? Have you spoken with a lender to see if you qualify for a mortgage?

I would be happy to help you in your search. Please contact me at your earliest convenience to go over these questions.

I can find a home with land contract in the price range. However, not sure I can get 5 years. Is there anyway you could do a 3 year term? Most sellers will wait 2-3 years maximum. Please provide your
name and phone number so we can narrow down exactly what you are looking for and how soon.
