It is definitely negotiable but most definitely the onus should be on the seller's.

A couple of things to be aware of would be (1) if the transaction falls apart seller's are going to have to disclose this issue on their Real Estate Condition Report for future buyer's; (2) would your mortgage company if you are obtaining a mortgage even allow you to purchase the property with a bad drain field?

There were 13 new homes sold in Hudson in the last year. The low price was $88 per square foot and the high price was $178 per square foot. The real question is why not get the perfect home for you now at a great price and take advantage of the great interest rates- these will be changing soon.
