who has gone back to properties that have been withdrawn and marketed them? what has been your experience and what was your best marketing approach?

Start with having a professional take new pictures. Make sure you distribute them across the web, as most buyers start searching for homes on the web. You really have one shot to draw them into the rest of your marketing and it starts with the picture. I would also lower the price and listen to the feedback from the people who have already seen the home. Good Luck!

What type of feedback had the seller received when it was on the market before? did it need updating, was it over priced? The first step is to over come the prior objections. Also, ask the seller what type of marketing was done before and then you can build your new marketing plan from there.
