Section 8 Rental-Where do I start?

I have a house left to me from my mother.in North Philadelphia. I heard about section 8 housing. How can I rent the house for section 8? The reason I like to convert is that the house suitable to rent elderly since both units are small. It is efficency and 1 bedroom. I was told if it is section 8 it would be easier to find renters fit this profile. What is the process to make them section 8 eligible?

I don't own Section 8 but I would recommend you join a local real estate investing club. Here you could network with investors that do invest in Philly Section 8. I am a member and highly recommend DIG. http://digonline.org/

I have learned so much and even found a business partner.

Hi Bonn,
If you plan on managing yourself, you have to take classes over at the Philadelphia Housing Authority located on Broad St. The house and / or units have to inspected by the PHA inspectors, and if there are any deficiencies, they have to be corrected, and then reinspected. PHA also allows landlords to promote their rentals on certain Saturdays at PHA. This will also allow you an opportunity to speak with Housing Voucher, not called Section 8 anymore, recipients.
As for eligible voucher holders, there are approximately 18,000 and housing is needed.

Thanks Peter. I took your advice and done it. So far I have two properties I am managing and going well. Only problem is that with my professional life I found it being timeless to manage. I am looking for a management company to take over my next rental. Do you know any? I prefer in North Philly area.
