Can someone recommend a website with a database for general costs for adjustments for CMA's?

When doing a CMA I am wondering if there is a source for industry standards for cost/price adjustments. For example how much should I add/subtract for a fireplace (gas vs. wood) or what's the average adjustment for a 3/4 bath vs. full bathroom. Thank you in advance.

Realtors have the best tools to do this. I would recommend using RPR.

In my opinion, I don't think a CMA is that detailed. That would be more of an appraisal, right? I just try to use similar "apples to apples" comps (same # br, ba, similar square footage, same neighborhood, etc)
