You have to work on your credit. You may want to call The Tejano Center 713-6496201, they offer credit counseling and HOmebuying Education classes for First Time buyers, and if you want a grant to match your savings for down payment assistance, you need to call the Covenant Program 713-2231864. Both are great palces to start and help you on your credit, both are non-profit agencies.

It "MAY" have been addressed before, BUT just in case......in the state of Texas you can not sign a contract and it be binding unless you or at least 18 years of age. SO, you may want to get a parent or someone to co-sign with you. Once you become of age, then have the home legally put in your name.
Check with a lender, because they may mean you seeking a new loan for the full amount at that time.

I did have a client who did a build job w/ Meritage in Roanoke (this was back in April "09). It was like pulling teeth just to take $5K off off the base price of the house. I was able to get $5K off and also got my buyers a free Stainless Steel Fridge & Front Load W/D. I really think it depends on the sales counselor & their willingness to get your offer accepted.

Personally, I don't believe that 27% of the population in the USA has a score of over 750. Maybe this was before the meltdown, there's no date. ... more

I love it ... I receive 100's of calls per week, I state unless you have lender approval letter I can't show properties that letter instructs me how to work with you as the buyer. Most of time I can based on ?'s asked determine if they can qualify. If not lease is their option
