It depends on what you define a 'not great credit'. Do you know what your 3 credit scores are from Experian, Equifax & Transunion?
Generally speaking, as long as your credit score is above 620 (down to 600 in some instances), have a monthly income (salary, interest, SS, disability, etc.) and don't have a late history for an existing mortgage or rental payments over the past 12 months you stand a good chance of being approved.
Also, by being in Crockett or Houston County you probably are eligible for USDA financing for rural homes ~ 100% financing.
