It's hard to put a value on this as it depends on whether the future buyer has a dog or enjoy having dogs nearby. How the park is maintained will determine whether this has a positive or negative value as well. If you want to increase the value of your home typically you'd want to upgrade it such as having hardwood floor, granite counter top, updated kitchen etc. However, before you start upgrading I would suggest that you work with a local realtor to compare your home to other similar homes in the area. Then you can determine what upgrades/updates you'd like to do.

You didn't mention whether or not you have a current mortgage. If you do, you can't just demonish your collateral. In theory, you could have an interim loan to build your new 3-story home, but the first draw would need to payoff any outstanding mortgage on that property.

Adding a garage will add value as many buyers (and their Realtors) only look for properties with atleast a one car garage. If you could add a room above it, that would also help maximize your space. Also extend the side roof a bit for a possible covered patio.

It would likely be detached. Try not to take up too much of your backyard. Drive around the community and see if there are other similiar homes with garages. This might give you some ideas.

Given your great street location and lot size for the Heights, you do have lots of options. Couple of clarifying questions first:

1. If you sold- what do you think you would net, and where could you move to with that amount of money that you both would enjoy?
2. How averse are you to a remodel project and would you try to live in the property during a major remodel and if not, where would you go for the time it took to complete?
3. Tearing down and starting over take lots of time and energy.....it can be a wonderful experience with the right contractor and banker and a freaking nightmare without the right team members. Does your current work life allow you the freedom to take on this large a project.

I can help with each and every choice you have here and would love to see your place to help make a final determination. I owned a house on 13th and now live in Garden Oaks. I have done this type of project for clients and myself about 7 times now...with mixed results. My wife has promised to use her knowledge from CSI to kill me in my sleep and dispose of my body if I opt to ever put her through it again....lol

This loan is not available for properties in Texas. It does not exist. 80% is the absolute maximum you are allowed in Texas. If a lender lends you a penny more than that amount they would be in violation and you would get a free mortgage... It's the law in Texas.

Consult with an attorney laws vary greatly from state to state. With most of my subs I buy the material direct, many of my builder friends have been burned & had to buy roofs, concrete ect.. twice. Check you Bylaws and Covenants. You were provided a copy at closing. If you cannot locate them, contact your Property Management company and get a copy.

The Bylaws and Covenants are what you agreed to follow when you purchased your home in Hearthstone. They are binding. Failure to abide usually carries a penalty.

Fiberglass tubs can be really good, but a marble tub is in a whole different category. For the price of a fiberglass tub jacuzzi starting at $700.00 you can start to think about a marble tub.

Lowes has a really good fiberglass tub, nice and deep and long enough for a big guy, and older folks really like its sides...a design of a much more expensive tub. Get a fiberglass and put marble tile around the top of it...you will get the best value for money that way, and done right, it will look great...stick to neutral colors...with a layer of a tile with some detail such as a raised impression for the Roman bath look.
