Properties are next to a reservoir. I would NOT buy a house in this area. Houses were not supposed to be built so close to a reservoir. Sad sad sad.

Speaking to an insurance agent to determine if a home has made a claim due to flooding. I'm posting below a link to the Harris Co Flood District Map that shows the recent floods. These don't actually indicate if the homes in these areas flooded, but it can give you a good idea if the area flooded. Use the map when searching for homes as well.

On HAR.com you can look under "Search by Neighborhoods" to obtain general information about a particular community including average dollar per sqft on a yearly bases going back 20 years. Now this is not "Houston", but different areas of the city increase/decrease in value. Click on the web link provided to give you an example of a neighborhood called "Copper Lakes", a 1,600 home master planned area in northwest Houston.

I think you will find Houston, as the rest of the nation, has been on a upward trend in your time frame. Some downturns with recessions and oil bust, but Houston always bounces back. If your an investor, you want to look at rent trends as well and resale after a rehab of a home (know as a "flip"!). Let us know if we can assist you.

There are currently 556 properties for sale in the Heights area and by August/September the inventory still should be high. Starting in August there are some new policies that will be implemented that will affect how soon you can close on a property unless you are paying cash. They are preassigned but most areas have a choice magnet school close by that you can transfer into. You can also transfer into some of the other school districts until a certain age and then the preassigned zones began to take affect. Just know your areas and pay attention to statistics or reports online and you'll be fine with school choices. ... more

If you are referring to Deerfield Village in the 77084 zip code area, I can tell you that it is an established neighborhood, once in very high demand. It is surrounded by newer subdivisions in the last few years.

Since the area surrounding Deerfield Village has grown in the last few years, there has definitely been a growth in families living there. Young professionals are now trending towards midtown, downtown areas. There are a few grocery stores in the vicinity of this neighborhood.

James, depending on where you buy a lot, the amount fluctuates. If you are looking in a specific area in Houston, it would help to narrow that, so you can get a better idea of what the range might be. Even so, the accessibility, the demand, the growth, etc., will all be relevant in determining the price.

Hope that helps you somewhat to determine how closely you need to look into the area to really know the price.

Hi Nitin, your idea is certainly good, however, I do not know of any such data. I had glanced at a chart once before that gave contact information for subdivisions and it was over 500 subdivisions. As you know Houston is growing and newer subdivisions keep coming up.

Not sure if you are familiar with the area, but you can find some of the most affordable housing here compared to any other major city suburb in America. Clear Lake has a strong school system with high demand to get into. This helps hold appreciation compared to surrounding communities. Also a very high demand rental market with very attractive rental incomes for investors.

There are alot of great resources available online that can help you, but at the end of the day, that is still information from a third party--you should verify directly from the local department.
