Always verify with 3rd parties. Call the local police citizen liaison. They'll speak candidly and often times direct you to other sources. Online sources like or have great information about areas as well. Realtors are not allowed to comment on what is a good or bad area, it's called blockbusting and has been illegal for quite some time... but Realtors can always direct you to 3rd party information and educate you, so you make up your own mind as to how the neighborhood is when given all the information that is available. ... more

I agree with Paul. The internet is a powerful tool, as we all know. The more research you do on a developer the better. That being said, getting a solid grasp of what the maintenance fees cover, and who will be managing the condo. can also affect a decision.

Although, some maintenance fees may seem high for the amenities that you recieve in a building, another way to look a it, is there will be a greater reserve in the HOA fund for maintenance or other issues that could arise in condominium ownership. Long term maintenance on an aging building can be more expensive than a new construction building, but either way you need to pay attention to where the money is being allocated with the proposed budgets that are available to prospective buyers and home owners.

All commission paid to a buyer's agent must be disclosed to a buyer. Some agents, like myself, do not feel comfortable accepting more than the 3% standard. In the end, it is not the buyer's agent decision to purchase the home - it is the buyer's choice. Enticing an agent with extra commission may not lead to the most sound advice to the buyer.

Consider offering 1% toward buyer closing costs or a discount on the home.
