My best advise to you is I would simply move out.

You won't get your deposit back though. You would have to chalk it up as a lost.
I broke multiple leases, never had a problem but that was due to other problems beyond anyone's control such as the association was creating problems and trying to extort money out of the tenant. Example: charging $125 for parking permits for every visitor that parked in the parking lot.

Listen at the end of the day if the landlord threatens you, simply call his bluff.
what's he gonna do huh? it's probably gonna cost him more time and money to pursue you in court than it's worth!

In fact if he's willing to lose a 6 year tenant, I would threaten him that I'm leaving, there's some other stuff I would tell you but not on line.

A good 5-7 blocks would be a safe bet. If the wind is coming out of the north, a mile might not be far enough, but the wind general comes out of the south to southeast.

I lived in Nottingham Country about 4 blocks south in the old section with the alleys, never noticed the noise and we were out at the pool all the time.

If you wanted to be sure, try to stay south of Kingsland Blvd. Let me know if I can assist you as I know many of those older Katy neighborhoods (lower taxes there as you well know!).

If you are buying a true foreclosure, it really depends on the terms set out by the auction and/or county you are purchasing in. Contrary to some info you rec'd here, some foreclosures require a 10% deposit just to bid. Then if you win the bid, closing can be demanded typically in two to four weeks. You need to have your whole loan package ready and pre approved so things go smoothly.
FHA loans do allow 3.5% down, but if you need 10% for deposit, the FHA loan is probably not the right tool. Find out the details of the foreclosure (the requirements), then get with the loan officer of your choice to figure out your best option. Jim, American Bank.
