This is a very closed community. If you are not accepted into a group, then you are not able to attend most of the clubhouse events. Sadly, the people here are not friendly or helpful to those who not part of a group. They are afraid they will be dropped by the group leaders and will not have friends. By all means, please do negotiate. There are several agents here in Gwinnett County with very strong sales histories. Even many of them will consider some form of negotiations.

Based soley on your numbers above, you will probably best off paying any additional money toward house #2. Once you have paid the loan down to 80% of the original appraised value, you should be able to drop the MI after at least 24 months of on time payments.

With an older FHA mortgage, MI must be paid for a minimum of 5 years. Paying it down before the 5 years may not be a significant

Before making any decisions, you should consult with your CPA and/or your Financial Advisor. Only someone qualified to give tax advice can properly advise you on these questions. Also, before paying any extra, you need to make sure that you have sufficient reserves on hand. Your advisor may urge you to get more aggressive on your retirement savings instead paying down a mortgage more.

sorry, I just saw your post. I rented a 2/2/sunroom/office last week in village at Deaton Creek. I know there will be at least two villa's available for rent starting October 1st and 15th. One has 2/2/office with a large eat-in kitchen. The other is a 2/2. No office. They have not been listed as yet, but I can get more information if you are interested. Currently, there are no single family homes available.

The main thing you need to qualify for are the income limits.

I work alot with HUD homes and my company is a local listing broker for HUD.

You can now consider homes that don't qualify for FHA since the $8K tax credit can now be applied as a down payment. This opens the window to purchase a better deal on a home that may need a little more work. Sounds like you can handle that being a handyman!!

Thanks to Joshua and Kim for their answers. I thought we would have to contact an attorney. As far as the taxpayers paying for her to stay in a nursing facility, we wanted to be able to sell her home and put her in a better facility and pay for it with the proceeds from the sale and then we would pay for anything else. She does have a substantial amount of money in money markets, cd's, etc. We just didn't want to see her put in something that was not up to her's or our standards and the state decide what happens with her money.
