more to it than that. 1st what is it zoned for? what are the frontage requirements? Are there any wetlands? are there any ponds, streams or water? How far away are utilities? What is the demand for what you can build?

All this comes into play as to your ability and the financial success of any development.

Unless you specifically excluded this buyer in your listing agreement then you do in fact owe your Realtor a commission. You're certainly entitled to negotiate it with them, though it's up to them as to whether they will or not. This isn't your Realtor's fault, understand they did nothing wrong, you could and should have tried to get the person to commit to buying before you signed or you could have spoken to your Realtor about this and asked to exclude this one person from the listing agreement which is something that happens to me several times a year. The truth is in 24 years I've only once had one of these people actually step up to the plate and make an offer.Generally when a seller talks to me about having a person or two they'd like to exclude I suggest they call them up and tell them," I'm getting ready to list my home with a Realtor, if you're interested in buying it, I need to know in the next 48 or 72 hours otherewise you'll have to work through my Realtor if you want to buy it."

I hope you're able to work things out amicably with your Realtor.

Great answers so far! This is why I always suggest sellers negotiate their listing contract before signing. Or at the very least consult multiple people for second opinions before signing.

Consult your attorney about this situation but my guess is if you found these buyers on your own you should be able to come up with some kind of compromise w/ your current list agent. That said, a contract is a contract.

You should sell it directly to this buyer w/o using agents. Both of you should hire real estate attorneys to assist with the process. Will be just like a normal sell, with an inspection and probable subsequent negotiations. As long as the seller you located did not come to be aware of your house via your agent, such as at an open house and you havent signed an exclusive right to sell you should be ok.

Lets face it do you or your friend really need the agents in this case? 6% commission is ridiculous.
