Hello, as other people said is very important to get an agent that you can work with and feel comfortable with. I suggest you interview three different agents and asked them what they can do for you. Some people are concerned only with the commission that they play so they look for the cheapest commission. This is not always the best idea cheapest commission might end up with the agent doing nothing apart from putting the listing on the multiple listing service. I really wish it was as easy as that but unfortunately it isn't a good agent will do a lot more to market your property. At Coldwell Banker they have brokers in charge that are management and are not in direct competition with the agents and help us with strategies to sell your home. We are experiencing low inventory here in Vegas too. The decrease is a direct result from AB284 that has caused banks to stop foreclosing. Since it was passed in Oct of 2011, REO inventory has decreased dramatically. The bill is up for reconsideration (possibly adding some amendments) when the Legislature meets again in Feb 2013. It will be interesting to see the new affects on the market once additional inventory is reintroduced to the market here. I for one think the market will soften slightly but not free fall like it was before. Right now with inventory being as low as it is buyers are in bidding wars often times competing with more than a dozen offers. With that being said people are paying above appraisal value and homes are appreciating again at a temporary rate that is way higher than it should be. A new wave of inventory would return the Vegas market back healthy growth with perhaps 2 or 3 offers on each property not a dozen.

Please tell me what is driving the major decrease in the inventory in the Oahu market? How long do you predict the shortage will continue? Also, is this on all the islands or Oahu specifically? Thanks in advance for your time.

Contact your insurance provider for the names of authorized dialysis clinic providers. Different care plans authorize different providers/clinics. They will need to preauthorize you or the patient for care.

Katie explained it very well in her answer. Let me add that in Hawaii, parties do not generally hire a real estate lawyer to go over contracts, unlike other states such as New York where I had the pleasure to practice real estate before moving to Hawaii.
Any reputable Escrow company in Hawaii will not let you open escrow without a "fully executed contract", meaning one that has been signed by all parties: sellers, buyers and both Brokerages.

The status is changed to "pending" but most sellers will like to keep showing and accept back up offers because in today's market, as Frank mentioned , half of escrows don,t get to close because compliance with cities requirements, inspections and more strict loan practice. ... more

Prices are now at or close to their late 2005 levels in many Honolulu neighborhoods. If it didn't sell for $942,000 then, it's not going to sell for that now.

The layout is kind of odd, with the basement and main floor, rather than a first and second story. Flooring is so-so, unless there have been recent upgrades.
