That is because you cannot post a listing directly to Trulia unless you are a real estate agent. Zillow allows FSBO listings to be posted.

Joe answered:
So, basically they have decided to sell the home and provide owner financing to you. In a sale everything is negotiable, so start asap and ask for everything you want. Be sure to negotiate the terms, Interest, down payment, length of loan, who pays taxes, insurance, etc. And how title is held during their financing. If you have poor credit this can in fact be a great way for you to become a home owner.. however if you have decent credit you should probably look into other traditional routes for home ownership... just my 2 cents. I own and have sold/bought using owner financing/lease options as well as with traditional financing. ... more

Actually, many villa communities do include exterior maintenance of the units by the association, the same as condos. Plus most villas are organized under the state regulations as condominium associations. Therefore many times agents will put villas under the category of condos. ... more

Simon Campbe…, Real Estate Pro in Miami Beach, FL
Sun Nov 23, 2014
Simon Campbell answered:
There are two ways to get an accurate valuation of a property. The cheapest way is to call a local realtor to run the comps on the property and prepare a CMA. The more accurate method is to pay for a licensed real estate appraiser to look at the property and give you an opinion of value. Do not trust online sites that state market value or the assessed value. Neither is accurate. ... more

When it comes to any safety/crime related issues, it's always best to contact the local police department with all your questions, hear all there is to hear firsthand. If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase/rent, or not, in specific neighborhoods.

Joseph Domino, Real Estate Pro in Scottsdale, AZ
Tue Jun 24, 2014
Joseph Domino answered:
It is not uncommon for 55+ communities to have a healthy number of homes for sale. Think about who buys these homes and how they are used. Many are purchased as part time homes by people looking to enjoy a few years of retirement. Because the owners are older many arrive at the point where they cannot live alone any more, others wish to return to their home states to be with children and grand children, still others pass on and the heirs want to sell the property furnishings and all.

While I know this sounds like a dismal picture, it is often just the opposite. Many retirees relish their time at their new retirement home. They make new friends, discover new hobbies and activities and develop passions in their twilight years.

I found myself driving thru parts of Citrus Hills yesterday that I'd never seen b4. It's got some apartment / condo sections that look nice, and a golf course. The real selling factor is it's in what I call the hilly area, where there'd be no flooding etc., in a hurricane, and I believe it's topography is varied enough that it would not be conducive to tornadic activity either.

Of course Sugar Mill - and maybe Walden too _ also offer golf there
