I am a resident in the area of Homestead Senior High School. This area is overrun with crime. In the past 6 weeks. I was mugged at gunpoint, shot with a paintball gun by total strangers in a moving vehicle, and most recently a crazy woman pushed her way into my house when i opened the door to tell her to get away from my house. None of these events ever popped up on the cute little crime heat map on Trulia. Do not rely on that map. Red zones simply mean people there talk to the police, In areas where the police have a bad relationship with the community crimes go unreported or the cops do not follow up on the report and it never hits the internet. ... more

If your agent used the FAR or FAR/BAR standard contract forms for Florida, there is a place on the front page giving you the option to put in an expiration date/time for your offer. Did you put in a deadline for a response? If you did and the deadline has expired, then you would need to resubmit your offer. If you do not have a deadline for a response (and shame on your agent for not suggesting one), then the seller can take their sweet time and shop your offer around to see if another buyer will go higher.

Unless this is a bank owned (REO) listing or special circumstances such as an estate sale, a week is a long time to give sellers to respond.

If you are the landlord and it is your refrigerator, and the tenant has complained (or you have concern) it is not working properly, or you routinely inspect the home to ensure ALL items are in working order, that's one thing. Looking without purpose, for the sake of curiosity is something else.

If as a landlord you have concern about illegal activity or your tenants lacking food, call the authorities or social services for assistance.

This is a classic strategy to gain wealth. You just want to make sure you find great tenants, and keep the property occupied as much of the time as possible.

If you can do so, my recommendation would be to see if you can qualify to buy the $100K property without getting a tenant under contract. Once you have the $100K townhouse purchase contract written, go find the tenant for the 4 bedroom home. Make sure there's a 15 day gap between the purchase of the townhome, and the tenant's lease.

Trust me, there's frequently delays on closing, and the last thing you need is more stress when you're buying a house.
