Hello again Jan, I hope you can find something. I am unavailable for the next few weeks. I am in Dallas in training for a new airplane. But judging by Irene's good response time, she will be an outstanding agent for you. Good luck in your search.

Amy Mitchell answered:
Whether you are considering this home or any other, TLC is in the eye of the beholder. What I might think is not a lot of work, maybe too much for you. Another consideration is whether the home will qualify for a loan, if you need one in order to purchase. Most foreclosed homes in our market do need a lot of work. Many of these homes have been abandoned, vandalized or striped of necessary componets by the previous occupants. The bigger the house and property, the bigger the repair bill.
The only way to really know how much it will take to repair this home, is to see it for yourself.

Another way to obtain information on a property's condition is through our county's website. If the home has been foreclosed, their should be a Certificate of Use (CU) report recorded in the county records. You can search for this document by visiting the following web address:

http://www.miamidade.gov/business/foreclosure/foreclosure.asp

The home you inquired about does have a recorded CU. All you need is the property address or folio number to search.

I hope this information is helpful to you in your home search. If you would like to view this home or others in this area or price range, I would be happy to help you make your next move.

Thank You,

Some rent prices are negotiable, however price and terms may depend on you credit, background, your household income and the information you provide on your rental application. The best way to find out, is to make the landlord a formal offer to lease with all of your information. If you would like to view this home or would like to make an offer, give me a call. I would be happy to help you make your next move.
