Seller's pay the agency commissions, the realty transfer fee, attorneys fees, Deed recording fees, plus any utility or HOA assessment fees due before the closing. Commission fees are negotiable, the Realty Transfer Fee is based on a sliding scale, attorney's fees vary (750-1000 is normal), $100 usually to record the deed and any pro-rated utility costs.

There are a few factors involved in the calculation of the seller costs. There is typically a transfer tax and there are payment/adjustments made for water, sewer, taxes (any of the local municipality utilities and taxes, and obviously any mortgages or liens on the property are paid from the seller proceeds. Additionally, any real estate commissions are paid from the seller proceeds. Are you contemplating selling your home but want to know what the estimated costs would be first?
