Hi Leisure,
Edith is exactly right. there is not set formula that you can equate into lakefront property. You need either a Realtor or an appraiser to take a look at the property and then pull comparable sales in the area to give you a fair answer as to the value of the property in question.

Hard to tell, unless you connect here with a local Realtor who also can have a look at your home.... it is not
always the lakefront that will make the difference, if the house compares perfectly to other similar homes, and yours has lakefront than there is a financial advantage (although for some people with small children for example it may be a disadvantage) so besides the upgrades and style and size of home, it all always depends on the buyer, they have to fall in love not only with the home itself, its lot size and location and then love the
lakefront situation as well and are ready to pay more for that.....
