what is definition & purpose for "protection period" for one time showing of commercial property?

I interpret this to mean a period of time after the showing, During this time the seller is obligated to pay the broker even if the buyer approaches the seller on his own to try to cut out the agent. It's a pretty standard protection clause.

Out of context I can't be positive (plus you're in another region from me) but I would think it would mean broker protection - meaning that if a broker shows you a property and you buy it within that period of time, that broker gets paid for the transaction. Does that seem like it would make sense in the context where you are seeing the phrase?
