Hi Sue,

There are a lot of factors that go into your closing costs...what type of mortgage are you getting...how much do you need to put down...how much are the taxes and insurance for the property, etc. If you are purchasing a foreclosure you may have to pay all the real estate transfer tax (usually split in half and paid by both Buyer & Seller), re-key fees, and other fees.

It sounds like you are trying to decide if this is the right time to buy a home. I'd be happy to help you evaluate your situation. It Depends. In real estate as in life everything is negotiable. Even fees that are set by statute,like transfer taxes, it can be negotiated as to who pays buyer or seller. So find a good agent and discuss how best to craft an agreemet to your satisfaction.
