It sounds to me as though your are in the process of selling (escrow). That is definitely an attorney matter. It also sounds as though you are selling with professional representation (a Realtor representing your interests), so an attorney is the only way to obtain the correct advice.

Depends on your contract - which you and/or your attorney should read closely. There will probably be language relating to disbursment of earnets money. Your Realtor should be able to review this with you. Most "standard" contracts have cancellation information included. However, every state - snd sometimes every county within a state - has different standards. If it's not spelled out in the contract, or if you used a non-standard contract, your attorney would be the best person to answer. Good luck!
