something must be fishy with this "sale price". An identical house sold next door at same time for $570k!

Sales price must be in error!

Although you do not reference an address or specific property, I am guessing the "sale" price you see may be data from a lender taking a property back through foreclosure. The "sale" data you see is actually the recordation of a Trustee's Deed by the lender. It can be a bit confusing to see that sales price, for sure! Trulia does not make a distinction between an actual sale, and this type of recordation.

Some homes at Oxbow Marina did sell for nearly $600,000 in the crazy mid-2000s. Now they are back to lower levels. A few sold in the mid-100s at the market bottom but they were either distressed or in very poor condition. Most sell in the 300k+ range at this time, early 2014.
